FAQ's:
- Q: What about the plumbing?
A: The Bucktown building is equiped with new sewer and water service to accomdate the increased usage. Owner may install plumbing in any and all areas of the loft. The purchase price includes no allowances for plumbing.
- Q: Will the duct work be installed?
A: Yes. The purchase price includes installation of approximately 80' of rounded spiral ductwork and registers, once a final floor plan is determined.
- Q: Where are the walls?
Suite 400 was deliberately left wide open, so the owner may design the floor plan as he or she sees fit. For owner availability and cost savings, the drywall for any needed walls has already been lifted thru window openings with a crane.
- Q: Will I have roof acces?
A: Yes. Condominium owners share a common roof access from the fourth floor stairwell. With additional saftety precautions in place, said roof possibilities include decking with garden for private owner access.
- Q: What about parking?
A: Off street leased parking is available within 100 feet of the Bucktown building at 308 E. River Drive via Ranzow, LLC at 563.370.6008. Pricing is approximately $35/month. Additionally the owner has leasing rights to a covered secure garage with auto opener, in/out overheads, across the street, adjacent to Front Street Brewery.
- Q: What about flooding?
A: Occupancy of Bucktown would not have been possible if Bucktown had not complied with the city's floodplain managment permit. During a flood, condo owners will continue to have access to the building.
- Q: What about Common Area Maitenance (CAM)?
A: Suite 400 owner will be a 10% share holder in the Bucktown Condo owners association and in like fashion share in 10% of the general common area maitenance, such as elevator, lighting, and building insurance. Estimates as of April 2008 are approximately $120/month.
